The project

Chesio, located in the Strona Valley in the province of Verbania, sits at an altitude of approximately 700 metres above sea level. Its favourable exposure results in prolonged periods of direct sunlight, which, particularly during the summer months, often leads to overheating of the building envelopes and causes significant thermal discomfort for occupants. The villa in question, a three-storey residential property, underwent a complete renovation in the early 2000s. However, it remained uncomfortable to live in, as the existing thermal insulation was not adequately suited to the specific climatic conditions of the location. To address this, the homeowner, together with architect Pier Luigi Alba, opted to enhance the building’s energy efficiency by utilising ventilated facade technology.

The intervention

The primary objective of the project was to improve the thermal performance of the building envelope, thereby maximising indoor comfort and reducing energy consumption throughout the year. To achieve this, the architect selected Isotec Parete, the ventilated polyurethane thermal insulation system by Brianza Plastica, in a relatively reduced thickness of 60 mm, taking into account the contribution of the existing insulation layer within the cavity wall. The ventilated facade was installed by Sorych Roman, a sole contractor. Meticulous attention was given to every detail, with a particular focus on ensuring continuous insulation coverage to effectively eliminate the numerous thermal bridges present in the original structure. For the final cladding of the facades, the client and architect chose a solution that would ensure aesthetic harmony with the surrounding buildings, opting for a plaster finish. The Elycem render-ready fibre cement sheets, supplied by Brianza Plastica together with the Isotec Parete system, proved to be the ideal solution, allowing the application of a traditional plaster finish while preserving the performance and advantages of ventilated facade technology. The sheets were anchored to the Isotec Parete stiffeners using special screws, after which the standard smoothing and painting cycle was carried out.

The result

The high insulating capacity of the polyurethane used in the Isotec Parete System, combined with the advantages of natural ventilation between the insulation and the cladding, allowed the building envelope to reach excellent levels of energy efficiency, even with a relatively low insulation thickness. Following the intervention, the building’s energy classification improved by at least two energy classes, rising from Class A2 to Class A4, based on calculations performed in compliance with the “Decreto Requisiti Ecobonus.” This improvement successfully fulfilled the dual objective of enhancing energy efficiency and ensuring maximum indoor comfort, while preserving an aesthetic appearance in harmony with the surrounding context.
