The project
The Grand Hotel Menaggio is a magnificent establishment nestled on the shores of Lake Como, in a setting of extraordinary beauty. Built in the second half of the 19th century, the building has five above-ground floors, one of which is an attic featuring a characteristic inset roof terrace. This impressive property, extensively renovated in 1986 and expanded in the 2000s, has recently undergone new upgrades to improve the energy efficiency of both the roof and façade.
The intervention
The refurbishment of the roof began with the removal of the old layer of damaged tiles, followed by cleaning and levelling of the slab. The large roof is supported by a metal structure with hollow tiles and an in-situ screed designed to create a lightweight floor slab. Once the substrate was levelled, Brianza Plastica’s Elytex-N breathable membrane was applied, over which Isotec XL thermal insulation panels were installed. The panels, with a thickness of 120 mm and a pitch of 320 mm, were chosen to provide optimal support for interlocking tiles of corresponding length.
The roof has a large, regular shape and features numerous terraces and skylights. Given the need to carry out and complete the work during the hotel’s winter closure, timing was critical. The Isotec System proved ideally suited to meet this requirement, enabling the installation of the new roofing package on the 700 m² surface in just one month, with operations running smoothly and without complications.
The result
The energy-efficiency upgrade with the Isotec System delivered a functional, high-performance roofing structure that improved both thermal transmittance and phase shift. The initial transmittance value of 2.325 W/m²K was reduced to U=0.170 W/m²K after the intervention, thus achieving a high level of living comfort, even in the attic spaces, which are used as residential areas.
